The first step is to get pre-approved for financing (unless you’re paying cash). Pre-approval clarifies your budget and strengthens your offer when the right property appears. I can connect you with trusted local lenders familiar with Florida’s lending requirements.

The timeline varies, but most buyers find a home within 3–6 weeks and close within 30–45 days after an accepted offer. Cash purchases may close sooner, while financed transactions depend on the lender’s underwriting and title process.

If you’re buying, 60–120 days is typical to explore, tour and close. For rentals, 30–60 days often works well because inventory turns quickly.

Many New York buyers purchase remotely. I offer live video tours, detailed walkthroughs and digital document signing via secure e-signature platforms. Closing can be completed fully remote, so you don’t need to fly in until move-in day (unless you prefer to attend in person).

Cash deals can close in as little as 10–14 days; financed purchases typically 30–45 days.  

Same day virtual tours are available in some cases; in-person within 24-48 hours depending on availability.

Most Port St Lucie communities have Homeowner Associations that set rules, fees and maintenance standards. During the contract period, you’ll receive full association documents and budgets to review.

The higher the earnest money deposit, the stronger the offer. The funds are held in a third party escrow account and applied toward your balance at closing.

Standard inspections include a general home inspection (including termite analysis), pool inspection, four-point inspection and wind mitigation (for insurance). Waterfront homes typically call for seawall inspections. I’m happy to recommend a trusted local inspector.

Buyers generally pay 2%–3% of the purchase price in closing costs which include title insurance, lender fees and prepaid taxes. If you’re paying cash, your costs are lower since financing fees are excluded.

Once your offer is accepted, we move into the due diligence period which includes inspections, appraisal, title search and loan approval. I manage every deadline, coordinate with the title company and ensure all documents and deposits are completed smoothly for closing.

Absolutely. Closings can be handled remotely or by mail-away, with funds wired and documents notarized electronically. I’ll coordinate these activities with the title company and will ensure a seamless remote closing experience so you can take ownership from anywhere.
